Se trata de un edificio para vivienda social a partir de un edificio existente. Técnicamente, esto trajo el desafío de evaluar qué del edificio actual podría ser usado y cómo continuaría su edificación. Con-ceptualmente, se buscó una respuesta a qué significa habitar un edificio de vivienda social dentro de este contexto y que estrategias integrar-ían mejor al edificio y sus habitantes a la ciudad y su sociedad.
Pese a encontrarse dentro de los límites geopolíti-cos de la ciudad, el barrio se encuentra marginado en una situación de borde conformada por dos autopistas. Además, se encuentra en un sector de transferencia de medios de transporte y una zona comercial para estratos de ingresos medios y bajos.
Oportunidades urbanas de la manzana
La manzana del sitio presenta dos torres bajas y opuestas. Ambos proyectos liberan una superficie significativa de suelo en el corazón de la manzana y lo conectan, abriendo un vacío a través de la manzana.
35% de la estructura existente se preservó y se liberó la planta baja. Se la vinculó con el vacío que generaban las torres. Se aproximó a este nivel como un espacio público intermedio entre aquel de la ciudad y el espacio común compartido por los vecinos del edificio. La intención es facilitar su apropiación con usos públicos y atender el estig-ma social de la vivienda colectiva.
Intervención sobre lo existente y revaloración de
la arquitectura
Atendiendo la falta de espacio y la demanda de unidades, se introdujeron balcones como espa-cios para articular los interiores con el exterior. La incorporación de postigos que cierran estos lugares totalmente permitió darle una cualidad más volumétrica a la fachada. Así también, se asumió una cualidad textil en el borde.
Por otro lado, la ausencia previa de nucleos de circulación se lo resuelve con una estructura inde-pendiente. Los palliers de cada piso cuelga de un sistema de tensores y vigas maestras. Junto con los balcones, estos son los elementos expresivos más característicos del edificio.

The project consisted in the design of a building for social housing from an existing building. Technical-ly, this brought the challenge of evaluating what of the current building could be used and how should it be reconstructed. Conceptually, it was sought an answer to what does it mean to inhabit social housing in this urban context and what strategies would integrate better the building and the inhabi-tants to the city and its society.
Despite being within the geopolitical borders of the city, the neighborhood is still margined by a border-like situation conformed by two hightways. Besides, its located near a node of exchange of means of transport and a comercial zone for medium and low-class incomes.
Ubran oportunities at the site’s block
The building’s block has two low-rise towers in opposing lots. Both projects leave untouched a significant surface at the core of the block and contect the space of the street.
35% of the existing structure was preserved and the ground floor was freed. This was appended to the void generated by the towers. This level was approached as an interstice between the city’s public space and the common space of the future neighbours living in the building. The intention was to facilitate its appropiation with public uses and asses the social stigma on social housing.
Intervention on the existent and revaluing of
architecture
Attending the lack of space and the demand for housing units, balconies were introduced as a mean to articulate the interiors with the exterior. Shutters enclose these places accenting a volu-metric quality on the façade. Evenmore, the textile quality of these elements was assumed through-out the border.
On the other hand, the previous abscence of a vertical nucleus for circulation and evacuation of the building was solved with an independent light structure. The palliers of each floor hangs of a system of cables and beams. Along with the balconies, these are the most characteristic expressive elementes of the building.
