Lograr la apropiada coexistencia de distintos usos en espacios reducidos es una de las maneras en que la arquitectura puede contribuir a vitalizar las ciudades. No se trata sólo de la articulación formal de distintos volúmenes, sino también de permitir que los programas se potencien mutuamente, para así generar sinergias entre ellos. Este proyecto en Montevideo lo consigue agregando un espacio no solicitado: un vacío público cubierto en el centro del sitio.

L a obra Magnolio Media Group trata del reciclaje, ampliación y transformación de una casa

existente, de estilo ecléctico, en un complejo para estudios de radio, una sala de espectáculos para 150 personas y un restaurante. Programas que alojados en un mismo edificio tienen que contar con la posibilidad de coexistir de manera independiente.

La dificultad del proyecto radicó en cómo adosar las nuevas necesidades programáticas – que excedían sobremanera el metraje de la casa existente – y lograr una razonable coexistencia entre la obra nueva y la casa, capitalizando la energía previamente desplegada. Al es-tar la casa existente en la parte frontal del predio y sobre la calle se evita el problema de generar una forma nueva en términos urbanos. De este modo, la nueva condición programática, ajena al entorno residencial de su empla-zamiento, coexiste en un segundo plano sin alterar, en su presencia física, el carácter barrial del entorno.

Nuestro principal interés fue dotar al edificio de una fuerte dimensión pública. El generoso ancho del predio respecto a los solares colindantes nos permitió disponer la ampliación de la nueva planta totalmente elevada en la parte posterior, a la manera de un ‘edificio puente’ que remata en la sala de teatro. Entonces surgió la idea de usar un sistema de vigas antepecho que, apoyado en los extremos, salva toda la luz de 14,5 metros entre la casa existente y la sala de teatro. Este gran esfuerzo

Achieving an appropriate coexistence between different uses in confined spaces is one of the ways in which architecture can contribute to vitalizing cities. It is not only about the formal articulation of different volumes, but also about allowing the programs to mutually enhance each other, thus generating synergies between them. This project in Montevideo accomplishes this by adding an unsolicited space: a covered public void in the center of the site.

T he Magnolio Media Group building is based on the recycling, expansion, and transformation

of an existing eclectic-style house into a media complex for radio studios, a performance hall for 150 people, and a restaurant. Programs that housed in the same building must have the possibility of coexisting independently.

The difficulty of the project laid in how to accommodate the new programmatic needs – which greatly exceeded the footage of the existing house – and achieve a reasonable coexistence between the new construction and the house, capitalizing on the energy previously deployed. As the existing house is on the front side of the property and towards the street, the problem of generating a new form in urban terms is avoided. Thus, the new programmatic condition, alien to the residential environment of its location, coexists in the background without altering the neighborhood feel of the environment with its physical presence.

Our main interest was to give the building a strong public dimension. The generous width of the property, when compared to the adjoining lots, allowed us to have the extension of the new floor completely elevated at the back, in the manner of a ‘bridge-building’ that leads up to the theater room. dota al proyecto de una monumentalidad que permite introducir la dimensión de lo público al interior de un ámbito pautado por el carácter doméstico que lo antecede (la casa prexistente que se mantiene).

De esta manera, y con el espejo de la arquitectura paulista de posguerra, el espacio cubierto bajo el ‘edificio puente’ se convierte en una extensión del espacio público de la calle, constituyéndose en un foyer abierto que da acceso a la sala, al tiempo que vincula los tres programas desde el exterior. Con el fin de generar un extrañamiento entre la calle y el interior del predio, a ambos lados del ‘edificio puente’ se arman dos jardines que flanquean el foyer y que se inspiran en las imágenes naíf de Henri Rousseau.

En términos constructivos, la nueva adición se resuel-ve en gran parte mediante el montaje de elementos prefa-bricados. Una estructura de pilares y vigas de acero sobre la que se apoyan losetas pretensadas para resolver los planos horizontales y una piel de vidrio que resuelve los cerramientos verticales. La mayor dificultad consistió en la logística de montaje, debido a que toda la obra se desa-rrolla en la parte posterior del solar y debió coexistir con el magnolio ubicado justo en el pasaje lateral, árbol que posteriormente dio nombre al proyecto. house and the theater room. This great effort endows the project with a monumentality that allows the introduction of the public dimension into the interior of an area governed by the domestic character that preceded it (the remaining pre-existent house).

In this way, and with the mirror of post-war São Paulo architecture, the covered space under the ‘bridge-building’ is an extension of the public space of the street, becoming an open foyer that gives access to the room, while it links the three programs from the outside. In order to create an estrangement between the street and the interior of the property, two gardens flank the foyer on both sides of the ‘bridge-building’, inspired by the naive images of Henri Rousseau.

In constructive terms, the new addition is largely solved by assembling prefabricated elements. A structure of pillars and steel beams on which prestressed tiles are supported configure the horizontal planes and a glass skin, the vertical walls. The greatest difficulty consisted in the assembly logistics, since all the work was carried out in the rear part of the site and had to coexist with the magnolia tree located right in the side passage, a tree that later gave the project its name. Fue curador del pabellón de Uruguay para la Bienal de Venecia de 2012 y su trabajo ha sido distinguido en distintas instancias, donde destacan la Bienal Internacional de Arquitectura de Miami (2005), la Bienal Internacional de Arquitectura de Quito (2006) y la Bienal de Arquitectura Argentina (2018). Además, es fundador de Pedro Livni Arquitectos con sede en Montevideo y, junto a Gonzalo Carrasco, del sitio de crítica de arquitectura VOsTOKPROJECT. Actualmente es profesor en la Universidad Torcuato Di Tella en Buenos Aires y de la FADU de la Universidad de la República de Montevideo.
